location, location location! a three bedroom semi detached home located in a breathtaking position, possibly the best in the village.

The Property

With breath-taking views, in an outstanding location, this three bedroom semi detached house is a very special home. Being one of the last houses in the village, this property benefits from gardens to front, side and rear giving plenty of space to extend should you require, subject to all planning permissions. As you enter the property, it has a traditional layout with a central hallway and stairs leading up to the first level. To the right lies a sitting room with dual aspect and open fire with built in shelving and cupboard to one side. Opposite the re-fitted kitchen/dining room is found, again with dual aspect windows and a door to rear. Fitted with wall and base units along with a selection of drawers with a sink cleverly positioned in front of the side window, making washing up a pleasure as it offers one of the best views in the house. Built-in appliances consist of fridge/freezer, dishwasher, oven, hob, extractor fan and microwave oven. Upstairs there are three bedrooms all with sensational aspects. The family bathroom has also been re-styled and offers a fashionable white suite.

AGENT’S NOTE: “S.157 Housing Act 1985 – 14 Sandpool Lane was formerly part of the Local Authority housing stock and as such contains a restrictive covenant which requires consent to purchase from the Local Authority. It is understood that any purchaser (or tenant) who has lived and worked within Gloucestershire or the Cotswolds Area of Outstanding Natural Beauty for at least the last three years immediately prior to the purchase or rental, would qualify for automatic consent. Other applications may be considered on merit following a minimum of 8 weeks marketing on the Council’s website.”

Outside

The grounds are a huge asset as they run the full length of the neighbouring open fields and countryside beyond. The front garden is mainly enclosed by hedging with a small level lawn directly in front of the house with a further area laid to gravel for parking. An unused pedestrian access runs between the two semi’s. A path leads to the side area of garden, with a level lawn and Cotswold stone wall on the boundary in addition to the oil tank. This is a particularly special spot to sit in the sun looking at the rolling farmland. The rear garden measures 142ft and is mainly laid to level lawn with an area behind the shed acting as a kitchen garden with raised veg beds. A hedge is planted on one side with a wooden fence on the other. Flower beds, shrubs and a variety of trees can be enjoyed
